Greetings Real Estate Agents and Private Land Owners,

Southern Maryland Shooting Times is currently in the process of creating a collaborative, web-based online resource, to offer access to available hunting property opportunities through leasing and/or rental agreements in the Southern Maryland, and surrounding areas, through a directory listing venture to provide a secured hunting properties for hunters and provide a residual income for the property owner.

The Concept:
The concept of this venture is based on the fact that there are a lot land parcels posted for sale, or lease, and we all know that real estate agents and private land owners have been setting on these properties for months, and in some cases years, with no income being produced by these stale properties that are simply producing nothing but weeds. The idea behind the hunting property concept is simple, rent and/or lease the particular property that you have available to a hunter and create an income off of the property, instead of it setting there continuously growing weeds.

Hunters are always in the market for a secured private hunting property, and they post ads every single day, trying to secure a small parcel of land to hunt. Hunting property is not hard to come by, the For Sale and Lease signs are along the road sides in ever county, in every state, and this is why SMST is trying to develop a listing resource for those hunters to find the right contacts for a property that can be legally hunted, regardless if it is only for a 2week hunting season, the total hunting season, or the entire year.

Hunters are willing to pay hundreds of dollars to have a secured parcel of land for their hunting purposes, and some are even willing to cover the entire cost of your property taxes, and if you are a real estate agent, or private land owner, and your property taxes are being paid out of your own pocket, why not rent or lease that land to a hunter, or several hunters, who are willing to pay you some amount of agreeable payment to have exclusive hunting rights to that property, and your taxes are being paid, not from your own pocket.

Details do arise in these types of hunting property rental and lease agreements, but, let's break down a few of the more common situations:

Terms of Contract:
The length of time that the hunter is able to secure the property will be agreed upon by the hunter and the property owner. The Hunter and property Owner can decide if the property will be rented or leased on a weekly, monthly, yearly, or even shorter hunting season specific dates. An agreement can be made that hunter has permission to use the land, and if the land acquires a contract of sale, then the hunter will agree to determinate his agreement with the land owner, due to the sale of the property, which deems it no longer available for the hunters purposes. For example, "You can hunt it until it's sold."

Injury Liability:
Hunters are so desperate in this day in time to secure a parcel of land to hunt, they are more than willing to sign a "Waiver Of Liability" contract with land owners so that the land owner will not be held responsible for injuries, or accidents the Hunter(s) have caused themselves while hunting the property. The short summary of this is, "If you shoot yourself or break your leg, I, the landowner, will not be held responsible, use at your own risk", you might say.

Usage and Rights Agreements:
The Usage and Rights of the property will be an agreement made between the "Hunter" and the land "Owner". The Owner has the full responsibility of working directly with the Hunter in order to agree on the specific terms of the rental or leased property. SMST is simply providing the contact information via the directory listing for the Hunter to have access to contact information to the land Owner and for the land Owner to provide a listing of an available property. SMST will no interactions between the Hunter and/or the land Owner.

The main concern when considering a parcel for rent, or lease, is this MD DNR regulation:
"It is Unlawful to: Hunt, trap or shoot at wildlife within 150 yards of an occupied structure or camp without permission of the owner or occupant. This distance is 50 yards for archery hunters on private land in Frederick County only."
